Palazzo Zmajevic – ancient luxury palace located in the heart of medieval Perast.

Used to be be a seat of two bishops, Andrija and Vicko Zmajevic, and called “Biskupija” (Bishop’s Palace). It is an example of the finest mansions dating back to the 17th century.

 

Built in stages, the Palace achieved its final Baroque form in 1664 under Andrija Zmajević. Perched on a rock, the unique design features symmetrical wings and frescoes by Baroque painter Tripo Kokolja, funded by Zmajević. The construction evolved from a defensive tower to include extensions towards the hill, resulting in the central part and northern and southern wings.

Originating from Vrba of Njegusi, the influential Zmajević family of Perast, part of the Perojevic (extended family) kazada, bears a winged dragon and star emblem. Renowned for producing significant figures in Perast’s history, the Palace is undergoing final reconstruction while preserving the Zmajević era’s architectural essence. Despite inner changes, the original construction’s logic and authentic materials remain, ensuring the Palace’s continued dominance in Perast.

 

Spanning a plot of 1605 square meters, the palazzo covers 565 square meters. Encircled by robust stone walls, the property includes terraced gardens and provides captivating views overlooking Boka Bay and the Islets of Our Lady of Rocks.
