Renovated boutique hotel within the walls of the Old Town, Kotor

Hotel Gratz has been completely renovated and is ready to open as a boutique hotel, spa and bar in the Old Town of Kotor, Montenegro. The hotel building was originally built several hundred years ago. In 1860, the building was transformed into the "Hotel Graz". Time has taken its toll on the building, which has been completely renovated.

This includes all new structural reinforcement, flooring, windows, blinds, electrical, plumbing and HVAC systems. Everything is brought up to modern safety and environmental standards for energy saving. All new custom furniture and accessories are ready to go. Current arrangement of 7 rooms, on the top floor is the master suite.

Inside there are 9 newly built bathrooms. After entering the reception area, with its custom handmade marble table, climb the stairs to the terrace. On the terrace there is an open-air kitchen equipped with Electroluk, with seating for 10 and a sushi bar. On the terrace you will notice a waterfall in the middle of plants, trees and vines.

Also, 2 pergolas can be opened for increased sunlight or for the evening stars. When you are on the terrace, you cross the arched bridge into the part of the hotel that is separated from the dining room. The hotel and the kitchen are fully equipped with top quality dishes and linens. Near the reception there is a newly formed SPA.

Inside there is a sauna, steam shower, exercise machine, massage room and changing area. Across from the sauna is a handcrafted Jacuzzi pool with a volcano-erupting water pump and waterfall. On both sides of the entrance across the street, there is a fully equipped bar for 8 tables. Inside the bar, the ceiling is an original hand-laid Siga stone ceiling that isolates noise. Everything is set up and ready to start business. ‍
