Five claims that must not be collapsed into one

A sea view means the sea is visible. It says nothing about distance — in our offer the view is by far the most common of these labels, and it includes properties several hundred metres above the bay.

A stated distance is the number of metres the source explicitly writes. Walking distance is a claim about walking with no number attached (“a few minutes on foot”) and is never converted into metres. Direct access to the sea means an exit to the water, a private beach, or a building standing on it. First line is a claim about position on the shore itself, and it is the rarest of the five.

Two labels from the source taxonomy sit alongside them and are only ever given to a property on the water: a pier and a boat berth. Those are claims about position rather than about the view, so they belong to the narrower segment.

What being close to the sea brings with it

Closer to the water also means more salt and more damp. Joinery, metal fittings and air-conditioning units on the first line wear out faster than two hundred metres inland, and that is a maintenance cost that never shows up in the price per square metre. With older stone houses on the shore it is worth checking for damp before agreeing a price.

The other side is the season. A property in the front row to the beach sits in the middle of traffic and noise in summer, and in an empty town in winter. A buyer looking for a quiet year-round life is often better served by the second or third row, where the sea is visible but the beach is not at the front door.

What is the difference between a “sea view” and “first line to the sea”?

A sea view is a claim about what can be seen from the property. First line is a claim about where the property stands — on the shore itself. A property can have a view without being on the first line, which is the common case, and it can be on the first line with a poor view if a wall or a neighbouring building sits in front of it. We hold those two facts in separate fields and never display one as the other.

How many properties in your offer are genuinely on the shore?

Considerably fewer than have a sea view. The exact number is shown on the waterfront page and is computed from the live offer, so it moves as the offer moves. A listing enters the narrower segment only when the source explicitly claims a first-line position, direct access to the sea, a pier or a boat berth.

Which locations suit living, which suit holidays or investment?

For year-round living, buyers choose Tivat, Kotor and Herceg Novi — they are not empty in winter and they have schools and clinics. For holidays, Budva and its surroundings have the longest season and the most amenities. For rental investment, buyers usually look at developments with organised management, because letting there does not require the owner on site. Being by the sea is common to all three, but it does not mean the same thing in each case.
